3. User Eligibility and AccessOwners, tenants, and brokers may register for free. Owners will be granted additional access upon providing ownership proof. You agree to provide truthful and accurate information during registration and use.
4. Use of InformationWe collect your name, contact details, property information, and ownership proof to facilitate real estate transactions and services. We do not share personal information with third parties except as required by law.
5. Intellectual PropertyAll content on the Website, including text, images, and logos, is owned or licensed by us. You may not copy, modify, or distribute content without written permission.
6. Brokerage FeesSquare Feet Realty Consultants charges brokerage fees as set out in the following table. These fees apply to services rendered and are governed by separate agreements between you and Square Feet Realty Consultants.

Brokerage fees become payable upon execution or registration of transaction documents and are not contingent on possession or other post-transaction steps.

- The Fully Managed service requires a minimum contract term of 3 years.
- For asset management rentals, no brokerage fee is charged.
- If a sale occurs during or after the asset management contract, a brokerage fee of 1% applies.
8. Obligations of Users- Owners must provide valid ownership proof and accurate property details, allow site inspections, and acknowledge the Broker’s role exclusively for a minimum of 180 days from introduction.

- Brokers will source and share properties, coordinate visits, assist in commercial negotiations, maintain confidentiality, and keep records of communications.
9. Accuracy of Listings and TransactionsWe do not guarantee the accuracy or completeness of listings or third-party information. Users are responsible for their own due diligence and transact at their own risk.
10. Limitation of LiabilitySquare Feet Realty Consultants disclaims all liability for losses, damages, or expenses arising from use of the Website or property transactions initiated through it.
11. Termination of AccessWe may suspend or terminate your access without notice for violations of these Terms or legal reasons. You may request termination of your account by contacting us.
12. Non-Circumvention and ExclusivityAny introduction made by us to an Owner, Buyer, or Tenant is exclusive for at least 180 days. Circumvention of the Broker to bypass fees during this period will result in full brokerage liability.
13. Electronic Communications and ConsentBy using this Website and providing your information electronically, you consent to receive communications from us electronically. You agree that electronic communications satisfy any legal requirement that such communications be in writing.

Compliance with Indian Information Technology LawsYou acknowledge and agree that this Website and these Terms are governed by the provisions of the Information Technology Act, 2000, and its amendments, including rules relating to electronic contracts, digital signatures, and electronic records. Your electronic acceptance of these Terms, use of the Website, and submission of information constitute valid electronic contracts and lawful electronic records under Indian law. We also comply with applicable data protection rules under the Information Technology (Reasonable Security Practices and Procedures and Sensitive Personal Data or Information) Rules, 2011, and any other applicable Indian data privacy laws.
14. Governing Law and Dispute ResolutionThese Terms are governed by Indian law. All disputes shall be subject to binding arbitration in Mumbai, Maharashtra, under the Arbitration and Conciliation Act, 1996. The arbitration award shall be final and binding.
